Men already enrolled in the College were given the first chance on the rooms and in its first year as a College dormitory in 1912, it housed mostly upperclassmen and only a comparatively small number of freshmen. By 1915 Hays Hall was designated a freshman dormitory and a faculty ruling compelled the new men away from home for the first time to take rooms in the dorm.

The reading room or reception room was to the left of the main entrance and staircase. The door at the rear right led to the north wing containing the living quarters for the Academy principal and his family.
